  • Does Orth Homes offer financing?

    Orth Homes does not offer financing, however, we do partner with many local banks that have excellent financing options. 100% loans are available in some areas and down payments as low as 3.5% are available in most areas. An Orth Homes sales representative will be happy to help assist you in obtaining financing.

  • How long does it take for the closing to take place from the time I have a contract?

    If the home is complete or nearing completion it generally takes 30 to 45 days for the closing to take place. If the home is in an early stage of construction the closing typically takes 2 weeks from the time the home is complete.

  • What do I need to do once I have a contract in place on a home?

    First you need to secure financing with the lender of your choice. Next Orth Homes will schedule a walk- through with you 5 days prior to closing. During the walk through an Orth representative will go over all of the warranty items and look for any defects that need to be corrected prior to closing. Then you will need to schedule to have the utilities switched to your name the day of closing. You will be given the keys and garage door openers at closing and take possession of your new home!!!

  • Can I make changes to a home already under construction?

    If the home is in the early stages of the building process and you place a contract to purchase you can typically make the remaining selections. If the home is completed or nearing completion, there are still some items that can be changed out in order to suit your family’s needs. This option will vary from house to house.

  • What do I need to do if I want to have an Orth home built in one of the Orth neighborhoods?

    You will need to contact our sale representative and he will help you select a lot and house plan. After selecting a house plan and lot our sales representative will draw up a contract with the options you want. After we have an accepted contract a selections meeting will be scheduled within 7 to 14 days. The selections meeting will be at the Orth office in the showroom where you will be able to make all the interior and exterior selections for your home in one place. These selections meeting generally take between 1 to 2 hours.

  • What selections will I be able to make at my appointment?

    We offer options to many of the design features of your home, including kitchen cabinetry, countertops, flooring, lighting, and kitchen and bathroom faucets.

  • Can Orth Homes build one of our floor plans on land I own?

    Yes, depending on the location of your land Orth Homes can build a home for you on your property.

  • May I visit and walk around my home while it’s under construction?

    During the construction process there are many different things taking place and many workers on the job site. There are also many dangerous conditions that are not always easy to see. Therefore, for your safety, we ask that you contact our sales representative or your Realtor and make an appointment. Our sales representative or your Realtor will be more than happy to accompany you through your house at that time.

  • What landscaping comes with my new home?

    Your new home comes with the yard being seeded with a straw covering. It is up to you to care for your lawn after closing. The front of the house is landscaped with mulch and several small plants and bushes. You will also receive 1 to 2 trees in the yard depending on the size of the lot.

  • When can I start moving my possessions into my new home?

    You may begin to move your belongings into your new home following closing.

  • When should I schedule my movers?

    Orth will be able to provide you with an estimated date of closing during the construction process; however, many variables can alter that date. You should contact our sales representative or your realtor when you are within 30 days of your closing date so they can contact us regarding the progress of your home.

  • Why are the prices of our 2 story homes lower per sq. ft. than our 1 story homes?

    We are able to build 2 story homes at a lower price per sq. ft. because it is cheaper to build up rather than out. The foot print of a 2 story home is smaller than the foot print for a 1 story home which reduces cost.
